12 years ago, I discovered BiggerPockets. I had no idea how much that discovery would shape my real estate journey.

Back then, I was a banker with an interest in investing, but I didn’t have the money or the knowledge to get started.

I remember listening to Brandon Turner share his story and thinking, “That’s me. I can relate to this.”

I went back, listened again, took notes, and started putting what I learned into practice.

Over the years, BiggerPockets became my real estate university. I’ve learned, made mistakes, refined my strategies, and continued building my rental portfolio.

And this year, I attended my very first BPCON. 🥹

Getting to meet and learn from people whose stories, books, and philosophies have influenced my journey was such a full-circle moment.

To Brandon Turner, the BiggerPockets team, and all the investors who generously share their experiences: thank you. You may never know how many lives you’ve impacted.

And to anyone who’s still learning and wondering whether they can do this: keep learning, but don’t forget to take action.

Sometimes one story is all it takes to change what’s possible for you. ❤️

Would you rather buy a cheaper rental property with higher cash flow or a more expensive property in a stronger neighborhood? 🏡

At BPCON, I had the opportunity to ask Ashley Kehr, co-host of the BiggerPockets Real Estate Rookie Podcast, about one of her best real estate investment decisions.

Her answer really resonated with me.

She talked about investing in nicer properties in good neighborhoods and holding them for the long term.

And it got me thinking about something I’ve been evaluating in my own portfolio lately.

Sometimes the property with the highest projected cash flow isn’t necessarily the property that best supports your long-term goals.

Maintenance, location, appreciation potential, and the time required to manage an investment all matter.

Of course, paying more doesn’t automatically make a property a better investment. The numbers still have to work.

But after years of investing, I’m learning to look beyond cash flow alone.

Thank you, Ashley, for sharing your experience!

Investors, which would you choose: higher cash flow today or stronger long-term appreciation potential?

Your portfolio grows when you do.

@biggerpockets BPCON2026 was next level—not just for the real estate education, but for the people and conversations.

Hopped on the Real Estate Rookie podcast with two of my favorite people, hung out with my On the Market cohosts, and caught up with fellow Zombie Flipper Tommy. Got to teach value-add construction and share the stage with one of my favorite flippers, Dom, for a fix-and-flip session.

But the best part? The conversations between sessions. Talking through deals, mistakes, and goals with new and experienced investors. You don’t outgrow being a student in this business.

I spent more time connecting than taking photos, and I wouldn’t change that. Whether you’re buying your first fixer or taking on your biggest project yet, being around people who challenge you makes a difference.

That’s what BPCON is about. Not showing off what you’ve done, but getting better at what you do next.

Huge shoutout to the BiggerPockets team and @alexandra.pailet for killing it again!

Another #BPCON in the books! 👏

Every year I’m reminded why I keep coming back. It’s a party, yes - one of my highlights this year was playing flip cup in the middle of the after party. But it’s also so much fun to catch up with friends I’ve known for years, and then also meet someone new who ends up changing how I think about my next deal.

That’s the part people underestimate. Real estate is a people business first. The numbers matter, but the relationships are what get deals done. I watched it happen all weekend: introductions turning into partnerships, hallway conversations turning into real opportunities. 🤑

Thank you to everyone who made this one so special! Already looking forward to next year.

If we met this weekend (or wish we had), come say hi at KathyFettke.com. I’d love to stay in touch! 💕

I had to share this one! 🙌⁣

𝗦𝗺𝗮𝗹𝗹 𝗮𝗻𝗱 𝗺𝗶𝗴𝗵𝘁𝘆 𝗶𝘀 𝗮 𝘀𝘁𝗿𝗮𝘁𝗲𝗴𝘆. 𝗡𝗼𝘁 𝗮 𝗰𝗼𝗻𝘀𝗼𝗹𝗮𝘁𝗶𝗼𝗻 𝗽𝗿𝗶𝘇𝗲. 💪⁣
⁣
Here’s what that means to me: build a portfolio that fits your life. Not one that eats it. 🧡⁣
⁣
In self-storage, it looks like this: 👇⁣
⁣
1️⃣ Know your buy box. 🎯 Market. Size. Price. Upside. If a deal doesn’t fit, it’s a fast no. 🚫⁣
2️⃣ Buy fewer, better assets. 🏆 One great facility beats three headaches. 🤯⁣
3️⃣ Measure freedom, not door count. 🕊️ More time, more choices, more yes to the things that matter. 👨‍👩‍👧⁣
⁣
You don’t need the biggest portfolio. You need the right one. ✅⁣
⁣
Buy fewer great assets. Build deeper relationships. Stay in the game longer. 🤝⁣

I’m leaving with a full notebook, a full heart, and a whole new list of people to call. 🙌⁣

Thank you to the BiggerPockets team for an unforgettable weekend and thanks for giving me the opportunity to be a Bigger Pockets Ambassador. See you next year! 👋⁣
