Sorry no HGTV numbers here!! Honestly the hot water tank replacement was more expensive than I usually pay but it was an emergency and I was willing to pay more to have it done quickly for the tenants.

This also is a great example of why you should have reserves in place. Your reserves are meant to be spent on your property at some point in time. Your reserves shouldn’t be your life savings. It should be money you’ve set aside knowing that you will spend it on your property to cover a vacancy, to make a repair, etc. You have to have that mindset about reserves.
