702 Saint James Place, Newport Beach
A home people remember, talk about, and wait for. Thoughtfully designed, beautifully executed, and impossible to confuse with anything else on the market.

This is the kind of property that doesn’t need a storyline. The setting, the scale, and the feeling do all the work.

If you’ve been watching from a distance, this is your opening.

Private showings available.

This isn’t a house tour. It’s a story worth $12,995,000.

702 Saint James, where scale meets design, and every detail was left untouched because it was already perfect. Beautiful, yes. But more importantly, built for living. For life at its fullest.

The art of the exhale. By layering tactile textures against a crisp, airy palette, we transformed this corner of our St. James stage into a showcase of natural light and high-end finishes. 🌿 #staging

Every detail of our St. James project in Newport Beach was a team effort. Built by @willhoitconstruction and listed by @kaitlin.willhoit and @annieclougherty, this stage came together through months of design planning, coordination, and creative collaboration across multiple teams.

From the moment you step outside, the home opens up to sweeping views and layered levels of outdoor living. Each terrace was designed to feel like an extension of the interiors, seamlessly blending the comforts of home with the luxury of open-air living.

Our team curated every piece of outdoor furniture to complement the architecture and enhance the experience of the view, balancing scale, proportion, and texture across multiple stories. Working alongside @rogersgardens, the result is an outdoor environment that feels as intentional and elevated as the spaces within.

Because great design doesn’t stop at the door, it continues to the very edge of the view.

At 702 Saint James, the architecture and craftsmanship define luxury living in Newport Beach. Our role was to complement that foundation—layering in textures, furnishings, artwork, and details that invite warmth into the scale of the home.

By softening sleek finishes with linen, wool, and organic elements, the staging allows potential buyers to not just admire the home, but imagine themselves in it. A property of this caliber deserves more than beautiful design; it deserves a lived-in elegance that makes every space feel like home.
