FUN FACT: Hoping to preserve the "ordinary"-ness of the ZOOM cast, show producers did what they could to insulate ZOOMers from fan mail. The one exception? Bernadette... when the show was flooded with requests to have her explain on camera how she did her signature arm wave. The Quincy colonial came to me through the middle sibling, the one stuck translating between a brother who wanted to keep the house as a rental and a sister who wanted it sold before the next tax bill. Three months of group texts had gone nowhere. So we skipped the opinions and ran both futures on paper. Page one showed the rental: realistic rent, taxes, insurance, and what was left each month split three ways, which worked out to about $480 a month per person before a 30 year old boiler had its say. Page two showed the sale: an as-is listing, the likely range based on real comps, and roughly $180,000 in each of their pockets, with the stepped up basis keeping the tax bite small. The brother looked at both pages and made the call himself, no one had to win an argument. We listed as-is, took the strongest of four offers, and closed in 24 days at $562,000. Witnessing my partner @katieeatsboston follow her dream and seeing her energy shift right before my eyes with her new independent baking business is electrifying and fulfilling.
