I’m Tania, and for nearly 20 years I’ve been helping people buy and sell homes in Roswell and North Atlanta.

The prettiest house isn’t always the RIGHT house. 👀🏡

Pretty countertops? They can change.

Paint color? Definitely can change.

A bathroom you don’t love? That can change too.

But there are a few things I want my buyers paying MUCH closer attention to:

📍 Location
🌳 Lot
🏡 Layout

Those are a whole lot harder to change.

It’s really easy to walk into a beautifully renovated house and get distracted by the finishes. I get it. I love a gorgeous kitchen too. 😂

But I’d rather help you find the house that actually works for the way you want to LIVE.

Then we can figure out whether those countertops really need to go. 😉

Because finding your perfect spot to call home isn’t about finding the prettiest house.

It’s about finding the RIGHT one. 🧡

Maybe you don’t need a bigger house.

Maybe you just need a house that fits your life better. 🏡🧡

More open space because everyone always ends up in the kitchen anyway.

A home office because “working from the dining room table” stopped being cute three years ago. 😂

A primary bedroom on the main.

A backyard where the kids and dogs can actually RUN.

A neighborhood where people know each other.

A pool. Walkability. Better entertaining space. Less maintenance. More privacy.

Or maybe you simply want to live closer to the people and places that matter most to you.

Moving up doesn’t always mean more square footage.

Sometimes it means looking at the life you’re living NOW and finding a home that fits it better.

When I’m preparing a house to sell, I’m not decorating it for the seller.

I’m preparing it for the BUYER. 🏡

There’s a big difference.

I want buyers walking through the door imagining their furniture in the family room, their family around the table, their coffee on the porch and their everyday life happening there.

That’s why I may ask a seller to remove a chair, pack away family photos, clear a countertop or, yes, move that blanket for the 14th time. 😂

Every little detail has a purpose.

Because buyers aren’t buying your memories. They’re imagining their future. 🧡

When they stop seeing **YOUR house** and start imagining **THEIR home**, we’ve done our job.

You can be incredibly grateful for the life you have… and still want more. 🧡

More joy.
More peace.
More adventure.
More laughter.
More time doing the things that light you up. ✨

Wanting more doesn’t mean you don’t appreciate what you already have.

Sometimes it simply means you’re still growing.

I’m incredibly proud of the life I’ve built. The people in it. The memories. The hard things I’ve made it through. The things I’ve accomplished.

AND I’m still excited about what’s next. 🧡

You’re allowed to feel both.

So here’s to being grateful for where we are… while still dreaming about where we’re going. ☀️

When the new kid has ZERO boundaries. 😂🐶

Imagine being 13 years old, living your best peaceful retirement…

…and then THIS moves in. 🤣

Courtesy of our middle daughter, Kit, who found this little girl on the side of a highway, skin and bones and covered in fleas. 🥺

Of course she couldn’t leave her there. So she scooped her up, brought her home, and we fed her, loved on her and got her healthy…

…and then Kit went back to college and LEFT HER WITH US. 🤦‍♀️😂

Convenient, Kit. Very convenient.

Now this puppy has approximately 847% more energy than the rest of the household, digs holes in my yard, thinks 13-year-old Hatchi is her personal WWE opponent and apparently has ZERO respect for seniority. 🤣

Meanwhile, Hatchi is handling this new addition surprisingly well and quite frankly… she deserves a raise. 😂

But watching this sweet little girl go from skin and bones on the side of a highway to THIS happy, healthy, mischievous puppy makes my heart pretty darn happy. 🥹🧡

P.S. Our other senior dog, Chaco, is NOT handling the new addition quite as gracefully as Hatchi. 😳😂 We’ll save that story for another day…

Waiting for mortgage rates to come down could still cost you MORE. 👀🏡

I hear this all the time…

“I’m just going to wait until rates get back into the 5s.”

But a lower mortgage rate does NOT automatically mean a lower cost of buying.

Here’s the part buyers sometimes miss:

If rates fall, more buyers may come back into the market.

And more demand can mean:
🏡 More competition
💰 Higher home prices
🤝 Less negotiating power
📉 Fewer seller concessions

Look at the example in this Reel 👇

NOW:
$800,000 home
7.57% rate
20% down
≈ $4,506/month principal + interest

LATER:
$950,000 home
5.99% rate
20% down
≈ $4,552/month principal + interest

Even with a MUCH lower interest rate, the principal + interest payment on the more expensive home is actually higher.

And here’s another big difference…

You may have the opportunity to refinance later if rates improve.

You can’t go back and buy the house at yesterday’s price. 🏡

Does that mean you should rush out and buy today? Absolutely not.

The better question is:

Does buying your next home make sense for YOU right now?

Everyone talks about Tennessee having no state income tax 🎸… but that’s only ONE piece of the puzzle when you’re deciding where to live. 👀

Georgia 🍑 and Tennessee each have some wins depending on what matters most to YOU.

A few important notes behind those *️⃣ on the Reel:

🍑 Qualifying groceries in Georgia are exempt from the state portion of sales tax, but local sales taxes can still apply. Tennessee taxes qualifying food at 4% at the state level, plus applicable local tax.

🏡 Those property tax percentages are assessment ratios, NOT the tax rate you actually pay. Georgia generally assesses property at 40% of fair market value and Tennessee residential property at 25% of appraised value. Your actual bill depends on local rates, exemptions and the property’s value.

💰 Georgia taxpayers age 65+ may qualify for up to a $65,000 per person retirement income exclusion. Tennessee does not have an individual income tax.

🏠 The homeowners insurance numbers shown are statewide averages using the same coverage assumptions. Your actual premium can vary significantly by the house, location, coverage and insurer.
