This is a CHEAT CODE for first time home buyers, no matter what your lender or agent says

Why am I so passionate about it?

Because I am someone that directly benefited from the program

It changed my life financially

It gave me a fighting chance to compete in one of the most expensive and competitive markets in the nation

It allowed me to do a lot with a little bit of money

And it taught me a ton about real estate investing that changed the way l look at money

I no longer trade my time for money at a corporate job because I learned a different way

Real estate is the new retirement plan

🎉 We were featured in the Newspaper!

As you might know, my wife and I bought our “forever home” last year after what turned out to be quite the process.

We were very specific on the neighborhood and type of house we wanted.

I also practice what I preach, and was looking only for fixer uppers that we’d use a reno loan on to completely make the house exactly how we want

(While building a large chunk of equity in the process 😎)

We were running into many of the struggles many people were in these hot markets like NY

Super high asking prices

Low inventory

Getting beat by .

What made it even worse personally was, I was supposed to be the real estate guy!

I’ve flipped houses, own rental properties, but I felt like I was failing bc I couldn’t even get my own family a home.

So I took matters into my own hands.

My wife and I drove every single street in our target neighborhood marking down every property we could see ourselves buying by using @dealmachineapp

We then wrote personalized letters using @ballpointmarketing - a strategy @ryancdossey has been pushing with his new community #HackTheAmericanDream to get directly in front of homeowners in your exact criteria.

We got many responses, and eventually found the perfect home for us.

The seller was a lovely older lady that was moving on and was just about to list.

Since we were using a renovation loan to purchase the house, we told her not to worry about fixing anything or cleaning anything.

We took it off her hands as-is. That was a huge weight off of her and her family’s shoulders.

Because of that we were able to get the property for $100K less that probably what it would have listed for.

We took our time with the planning process since this is our forever home (not a flip - I have to keep reminding myself that 😂)

But we are hopefully set to start our big reno in just a few weeks.

Im so glad to share our story on how my wife and I were able to use my 203k Way strategy to find our own home in the exact market me wanted, renovate to our liking with nothing out of pocket, and step into equity day 1.

Rates are high, so the only way to buy is getting deep discounts

We’re entering the season where thats your best chance

Combine the slow season with buying fixer uppers or run down houses with a 203k and you have a shot at the biggest price reductions and most concessions of the season

Don’t fight for move in ready houses right now and DONT overpay.

Buying a good deal can negate a higher rate.
