JUST LISTED at $32,500,000, 10772 Chalon Rd is the second home ever built in Bel Air.

Producers, studio executives, and even a queen have called this residence home. We knew we had to pay homage to this house’s long affair with Hollywood.

Starring @fionahaleykai and @royce_lundquist, the film follows Eileen, a rising star on the biggest night of her life, struggling with imposter syndrome.

Maison de la Reine

Timelessness is not a style. It is a quality.

Commissioned in 1928 by Alphonzo Bell, founder of Bel-Air, from Mark Daniels, the architect behind Pebble Beach, the 17-Mile Drive, and the Bel-Air Bay Club, before he drew Bel-Air itself. Home to Queen Noor of Jordan, and later producer Steven Reuther, of Dirty Dancing and Face/Off.

Five years of restoration by Studio Berosso. Not preserved. Continued.

The original 1928 checkerboard terrazzo, restored. Nero Marquina, waterjet Bianco Dolomite, backlit Cristallo, hand-bullnosed Rosso Levanto, a ballroom centered on a Calacatta Viola fireplace whose antique mirror doubles the garden light through fully recessing doors.

Gracie wallpaper in the breakfast room, from the same atelier behind the White House. Gucci wallpaper, twice. A Michael Smith mirror in hammered bronze. A wine cellar backed in Cristallo, its floor hand-laid, tile by tile. Waterworks, Urban Electric, and Visual Comfort throughout.

Bel-Air has hundreds of houses. This is one of the estates that made it Bel-Air.

It sat for two years. We put it under contract in 10 days.

Before The Ivy Group took over, 684 Firth had been introduced to the market multiple times without producing a single offer.

The architecture was strong. The scale was rare. But the house needed to be reintroduced with a completely different point of view.

So we repositioned it.

New staging direction. Art curated specifically for the home. A plant specialist brought in to soften the architecture and return life, texture, and atmosphere to the interiors.

Contemporary homes can often feel cold when presented incorrectly.

The right design language changes everything.
Then came the launch.

A cinematic short film. A visual campaign built with the level of intention this home deserved. Photography that stopped the brokerage community in its tracks.

They noticed.
The buyers noticed.

And the campaign helped create the result.

Multiple offers.

The man who built Bel Air also built himself a mansion.

Alphonzo Bell was an Olympic medalist and oilman before developing the famed Los Angeles enclave. In 1928, he commissioned this 10,600-square-foot estate, which would later count Queen Noor of Jordan and Hollywood producer Steven Reuther among its residents.

Nearly a century later, the restored estate is back on the market for $32.5 million.
