I make tenants & guests never want to leave.
The operator behind $1.5B in commercial real estate.

POSTS STORIES REELS TAGGED
The renewal you lose in 2027 is being decided right now.

Renewal decisions form roughly 18 months before the lease expires. By the time the formal conversation happens, your tenant already knows how they feel about your building.

Most teams find out the expensive way. One 3,000 SF tenant walking out costs $115K+ before you count a single month of lost rent.

So I did something about it.

I took the systems I built managing $1.5B in commercial real estate and made them free for any property team.

The Tenant Retention Scorecard: three minutes, and you know which tenants are quietly drifting, and what losing your next one really costs.

The Memo Vault: never write a tenant memo from scratch again. Ten ready-to-send notices for the moments a building throws at you.

The Red-Flags Workbook: your best tenant may be leaving. They just aren't telling you. This spots the five signals months before the notice.

No catch. No card. These are the exact systems my teams ran in Class A buildings.

Which tenant are you least sure about renewing this year?

P.S. Start with the Scorecard. Three minutes. Everything's free at the link in my bio.

You know MasterClass. You’ve probably never heard of MasterClass Exec.

I hadn’t either, until I became part of the inaugural cohort.

Today was our real kickoff, and I left buzzing. Not because of where I got in, but because of what I get to do over the next 12 weeks.

Here’s what has me this excited:

1. The lineup is unreal.
I’m still a little starstruck by the world-class entrepreneurs and academics we get to learn from. Today I heard directly from the CEO of MasterClass and the Dean of the University of Chicago Booth School of Business. Tomorrow, I get to hear from Kevin Mayer. I had to reread the roster twice.

2. This is AI-first, and truly personalized.
The coolest part? Everything I learn is built to apply directly to my work and my life, with AI tutors and hands-on AI labs where we build things we actually use. I’ve already been leaning on AI in my own world (real estate, and creating a great tenant experience), so getting to go deeper on that is the thing I’m most pumped for.

3. I get to design my own path.
We choose our own mix of subjects over 12 weeks. It feels less like a curriculum handed to me and more like a map I get to draw.

4. The people are the whole point.
In our breakout session, a group of 10 to 15 of us introduced ourselves and shared something we learned at our very first job. The pattern? Everyone here is deeply curious and brilliant in their own field, and all still hungry to grow. That’s been my philosophy forever: do the hard work, but never lose the curiosity.

5. It’s already opening doors.
I’ve connected with cohort members who reached out first, found a few fellow Bay Area and real estate folks, and even met people completely outside my field on the opposite side of the planet. That’s the part that gives me chills.

So here’s my ask 👇

If you’re in the program, reach out. Let’s find each other and do this journey together.
If you’re curious about it, reach out. I’m happy to share what I’m learning as I go.

This is just the beginning, and I’d love for you to follow along. 🚀

Most teams are surprised when a tenant doesn't renew.

They think back on everything they did. But did they do the right things?

There are 4 pillars to creating a 5-star tenant experience. Most buildings only run two.

Stay for Pillar 3. It costs most buildings more renewals than anything else.

1. PHYSICAL SPACE

The building sends a signal before the first work order.
Lobby temperature at 7AM. The smell in the elevator. Whether the lights work.
Tenants don't say it. They feel it. At renewal, they act on it.

2. AMENITIES

Your busiest tenants chose your building because it should make their day easier.
EV charging available and a fitness center they use at noon. Restaurants nearby.
If they have to leave to find what they need, they will find a building that already has it.

3. COMMUNICATIONS

This is the pillar most buildings skip.

And the one that costs the most renewals.

Tenants with consistent, proactive landlord contact renew at rates 35% higher than those with only transactional interaction. (2023 Customer Experience Research, Medallia)

Nobody likes a bad surprise, especially not a business paying a premium to be here.
The earlier you communicate, the less it disrupts their day.
The more they feel that "this building has our back", that feeling is what drives a lease renewal.

4. EVENTS AND EXPERIENCES

This is how tenants meet each other. How you become more than a landlord.
But events are a few hours a year.

The other hours are shaped by pillars 1, 2, and 3.
Build the foundation right. Then the event is not just a party. It is proof.

At a building I operated on the SF Peninsula, the anchor tenant's head of workplace called it
the "Best Landlord Experience" she had ever had.

That building sold for $320M.

A beautiful building is table stakes. What a tenant remembers is how they were treated inside it.

Three questions:

When did you last walk your building as a first-time visitor?
When did you last communicate before a tenant had to ask?
If your most important tenant gave notice tomorrow, would you know why?

Which pillar would make the biggest difference at your building this week?

Most property managers think their job is to keep tenants.

The real job is to make them never want to leave.

There's a difference.

One is reactive. One is intentional.

One fills buildings. One builds assets.

I've spent 15 years on the second one.

At every scale:
from a 208K SF Oakland campus
to 1.7M SF of new construction for Kilroy Realty
to a $320M building sale where the anchor tenant said it was the best landlord experience they'd ever had.

The pattern is always the same.

Operators who treat tenant experience as a hospitality nice-to-have fill buildings.

Operators who treat it as an asset management strategy build something buyers pay a premium for.

I write about the second kind.

What does your building do to make tenants never want to leave?

I just got accepted into something I almost didn’t apply for.

MasterClass just launched their first ever AI-native mini MBA. Built with the University of Chicago Booth School of Business. Developed alongside OpenAI.

I’ve been a @masterclass fan for years. Martha Stewart. Mark Cuban. Sarah Blakely. These are people who built empires by understanding how humans think and decide.

So when they announced this program, I applied.

Honestly? I didn’t think I’d get in.

But here’s why I did it anyway.

I’ve spent 25 years in commercial real estate and hospitality asking one question: what makes people feel like they belong somewhere?

AI is changing how we answer that question at scale.

And I refuse to engage with it at the surface level.

I start July 7. I’ll be sharing exactly what I learn and how it connects back to real estate operations. by @thejanetng

A tenant's employees cried when they found out their company was moving offices.

Not because of the commute.
Not because of the amenities.
Because of how the building made them feel.

That is tenant experience.

Most people think property management has two jobs.
Fix things. Keep the lights on.

I've spent 15 years proving it needs a third.

The experience starts the moment someone steps on campus for the first time.

And it doesn't end when the lease does.

The best tenant relationships outlast the lease.
Former tenants refer new ones.
Some come back.
All of them talk.

The experience follows them out the door.

Property managers fill buildings.
Tenant experience makes tenants never want to leave.

One is a transaction.
The other is a relationship.

I build the relationship. by @thejanetng

Three new years a year sounds excessive.

It is.

That's exactly why we do it.

In our house, we don't just celebrate once.

January 1st.
Lunar New Year.
And Nowruz, the Persian New Year, celebrated on the first day of spring.

Each one means something a little different to us.

But this year, Nowruz hits differently.

Our family has loved ones in Iran.
And this year, the worry for their safety has been real.

You carry it quietly.
You worry.
You hope.

And then you set the Haftseen table.

It's a Persian tradition:
7 items, each starting with the letter "s" in Farsi, each one carrying a wish for the new year ahead.

Sabzeh, fresh sprouts, for rebirth.
Sib, an apple, for beauty and health.
Serkeh, vinegar, for patience and wisdom.
Samanu, a sweet wheat pudding, for abundance.
Somaq, sumac, for the color of sunrise.
Senjed, dried fruit, for love.
Sekeh, coins, for prosperity.

Seven quiet intentions.
Set on a table.
In a home filled with people we love.

Gratitude doesn't always arrive as a feeling. Sometimes it arrives as a moment.

The freedom to gather.
To light candles.
To put on music too loud.
To hug the people right in front of you.

These are gifts. Real ones.

2016 was the year that changed everything.

* I became a mom.
* Moved into a new home.
* Evicted my tenant after she skipped 6 months of rent.
* Built my property management career while learning to function on zero sleep with a newborn.

I got efficient because I had no choice.

The stress showed up in my body.

My hair started falling out in chunks...alopecia. I never recovered from it.

That's what 2016 cost me.

But here's what else it gave me:
* I hosted 50 people for Thanksgiving in our new home.
* I discovered I could grow things—drought-tolerant plants that thrived despite California's conditions.
* I learned that work-life balance isn't real when you're building. You integrate or you break.

I chose integration.

2016 was hard. It was messy. It was one of the most pivotal years of my life.

That year taught me that you can lose parts of yourself and still become more.
That efficiency isn't a nice-to-have. It's survival.
That the years that break you are usually the ones that build you.

Even from miles away, we’re all looking at the same moon.

Last night’s Autumn Moon Festival reminded me of the traditions my family has always cherished:

* Slowing down
* Reflecting
* Feeling connected

It also brought back memories of a summer evening at Sea Palace in Amsterdam, sharing an unforgettable meal with my parents and family.

Every detail, from the carved wood to the glowing lanterns, made the experience feel intentional — a reminder that the best moments are the ones that make you feel something real.

Moments like these, whether under the moon or around a table, are what stay with us. by @thejanetng

30 seconds doesn’t capture it all.

But the moments that matter stand out.

Pulling up to a world-class resort.
Being welcomed with care and intention.
Sharing rooms, tables, and ideas with 100+ leaders.
Adding my voice to the conversation.

Hospitality is never just design.
It’s design and people.
The physical space.
The amenities.
The communication.
The experiences.

When the four pillars align, you don’t just visit a place.
You leave transformed.

This mastermind in Cancun was that reminder:
You belong here.
In the right rooms.
At the right table.

This time last week, I was in Cancun with 100 investors and entrepreneurs.

Some were familiar faces I’d connected with before, others were friends I’d only known virtually, and many were brand new connections.

You might think it’d be tough to spend 3.5 days with “strangers” in a foreign country—sharing your biggest challenges, exposing your blind spots, and asking for raw feedback. But what I found was the opposite.

In a world full of critics who make you feel small, I experienced the Power of People. The right people.

I was surrounded by a community of leaders committed to growth—not just their own, but everyone around them. People who showed up with humility, generosity, and vulnerability.

They poured into me—not just as an investor and entrepreneur, but as a mom, wife, daughter, sister, and friend.

Grateful to walk away with sharpened insights, deeper relationships, and a reminder that the right room can change everything.
