🔸This isn’t a duplex. It’s two detached Spanish houses on one lot in Mid City Heights.

2223 and 2225 Alsace each have two bedrooms, their own front door, and no shared walls. Both are empty.

That gives you a few ways to own it. Live in one and rent the other. Put family in the back house. Or rent both from day one with no tenants to work around.

✨Ravenscroft is one of George Washington Smith’s great Montecito estates, a 1920s Spanish Revival villa with scale, history, and a remarkable sense of theater.

Set on 1.59 acres, the property includes a 52-foot living room inspired by a stage, lush gardens, a guest house, wine cellar, pool, tennis court, and a number of unexpected details throughout.

Painstakingly restored and deeply connected to Montecito’s architectural history, Ravenscroft is the kind of house that reminds you why George Washington Smith’s work still feels so singular nearly a century later.

🔹As a Los Angeles real estate agent specializing in architectural and character-rich homes, properties like this are exactly what keep me fascinated by historic California architecture.🔹

𝐒𝐎𝐋𝐃 ✨Spanish character, but the kind that feels collected over decades rather than designed all at once.

A little throwback to this dreamy Spanish Revival, which I sold a while back in Los Feliz (sold above asking💲4,280,000).

This romantic Spanish Revival that people are still talking about wasn’t just a home, it was an experience. From the beautifully restored phone booth to a speakeasy-style room hidden behind a bookcase, the original character details were unmatched.

During the sale, open houses were so crowded they filled the house, with lines out the door. We had celebrities come through, everyone was sharing it, and it got millions of views on social media. It was truly a special home, and I’m so honored to have been a part of its journey.

🤍 If you’re in the market for a home with this kind of character or looking to sell a special home, we’d love the opportunity to help.
