📊 The Utah real estate market is shifting. With more inventory, higher rates, and homes sitting longer, buyers have some negotiating power again. We’re seeing our buyers get closing costs covered, seller concessions, and some pretty great deals—which definitely helps with the higher cost of living in 2026. For sellers, it’s a reality check: this isn’t the market of a few years ago. Pricing and strategy matter more than ever. Thinking about buying or selling? We’d love to help you navigate it. 👇 Comment “GUIDE” and we’ll send you our guide so you know exactly what to expect. #UtahRealEstate #SaltLakeCityRealEstate #BuyingHomes #SellingHomes #UtahRealEstateAgent by @thesimonteam
The difference is in the details. 👇 This home has been a rental for years, and like many rental properties, deferred maintenance had started to pile up. But that’s not how we list homes. Before we ever put a property on the market, we treat it like it’s our own. Every project we tackle is designed to eliminate distractions so buyers see the home’s potential—not a to-do list. Watch Corbett (aka House Dad) doing what he does best: cleaning up the yard, knocking out maintenance items, and giving the front door a fresh coat of paint. Those small improvements can have a big impact on first impressions, and ultimately, your bottom line. 🏡 Wondering what your home could sell for in today’s market? Comment “Home Value” and we’ll send you a link to schedule your complimentary home evaluation. #SandyUtah #SandyUT #SaltLakeCityRealEstate #UtahHomes #SaltLakeCounty by @thesimonteam

My clients just went under contract on this beautiful new construction home — and the house wasn’t the only win. 💰 $10,000 toward closing costs 💰 $20,000 first-time homebuyer grant 💰 $15,000 Grant from Eagle Mountain 🔑 $45,000 in total assistance Your reminder: Never walk into a builder’s sales office without your own representation. The builder’s agent works for the builder, not you. Think of it like going to court and using the same lawyer as the other side… except that lawyer is employed by the person sitting across from you. 😅 Having an experienced Realtor in your corner can help you navigate builder incentives, financing options, contracts, negotiations, inspections, deadlines, and the little details that can make a BIG difference. Not pre-approved yet? Comment “PREAPPROVAL” and we’ll help you figure out the next step. 🏡 #UtahRealEstate #UtahRealtor #FirstTimeHomeBuyer #UtahNewConstruction #UtahHomeBuyers by @thesimonteam
Plot twist: Buying a brand-new home could actually save you money. 👀🏡 According to the latest data from the U.S. Census Bureau and the National Association of Realtors®, the median sales price for newly built homes is now lower than the median price of existing homes. 💵 Here’s why: • Builders are building smarter. They’re focusing on smaller, more affordable homes that better match what today’s buyers are looking for. • Inventory is still elevated. Many builders have completed homes ready for move-in and are motivated to sell them before starting new projects. • That means buyers have leverage. Many builders are offering incentives like: ✨ Below-market mortgage rates ✨ Closing cost assistance ✨ Free design and finish upgrades ✨ Other builder-specific promotions If you’ve been assuming new construction is out of your budget, it may be time to take another look. Thinking about buying? Comment “NEW CONSTRUCTION” below, and we’ll send you available new construction communities, current builder incentives, and homes that fit your preferred areas. 📩 Would you consider buying a brand-new home? #SaltLakeRealEstate #SaltLakeCityRealtor #UtahRealEstate #NewConstructionHomes #SaltLakeHomes by @thesimonteam
