Here are 3 things to do before you break ground:

1️⃣ Get a geotechnical report
What’s under your site shapes everything above it. A geotechnical report helps your design team understand soil conditions, bearing capacity, groundwater, and depth to bedrock. In Central Kentucky, where limestone and karst features can be present, understanding subsurface conditions early can help prevent costly surprises and foundation redesigns.

2️⃣ Survey the site before design starts
Property boundaries, topography, utilities, easements, and setbacks all influence how a building fits on a site. A current survey gives your architects and engineers an accurate starting point, helping identify potential constraints before they become costly design changes.

3️⃣ Plan for special inspections early
Many commercial projects require special inspections of items such as concrete, structural steel, and soils. Identifying applicable requirements early and accounting for them in your project schedule and budget can help avoid delays and unexpected costs during construction.

The best projects are planned long before they’re built. Thoroughbred brings the expertise to help you plan ahead. Contact us today to learn more. by @thoroughbred_firm

The Commons is now part of Lexington. ✨

This project brought our whole team to the table. We designed it, engineered it, and built it, working side by side with the people who will call this space home.

KY LEAGUE OF CITIES | The Kentucky League of Cities (KLC) is a nonprofit membership organization that supports Kentucky city governments, elected officials, and municipal employees. It provides legislative advocacy, legal guidance, training, insurance, financing options, and community development assistance.

KLC gives cities a stronger collective voice and access to expertise they may not have in-house. KLC represents their interests in Frankfort while helping local leaders solve problems, manage resources, and better serve residents—especially valuable for smaller cities with limited staff and budgets. taken in Northern Kentucky Convention Center by @thoroughbred_firm

A word from Daren Turner with Turner Properties.

Every great project starts with a vision. The Commons started with Daren's idea to build something Kentucky hadn't seen before, and we were proud to help bring it to life.

From architectural design to construction, our team handles every step in-house. That's what design-build means at Thoroughbred: one team and one shared vision, with a partner by your side from the first drawing to the ribbon cutting.

Thank you, Daren and Turner Properties, for letting us be part of this one. 🤝 by @thoroughbred_firm

40 years. One firm. Concept to completion.

We started in Georgetown in 1986, right as Toyota was breaking ground on its first Kentucky plant. Four decades later we’re still here, and the model hasn’t changed: everything under one roof.

Swipe through 👉 and tell us what you’re building. taken in Lexington, Kentucky by @thoroughbred_firm
