I get asked a lot what I actually do all day. The honest answer? Most of my time isn't spent at open houses or negotiating offers. It's spent connecting with people and figuring out if we're actually a good fit. Because here's what I've learned after a year in this business: not every agent is right for every person, and pretending otherwise does everyone a disservice. So I spend my days having real conversations. Sometimes that means I help you buy or sell here in Cache Valley. Other times, it means recognizing that someone else might serve you better — and making that connection happen, even when there's nothing in it for me. I know that sounds backwards in a commission-based industry. But I grew up here, I fish these rivers, I ski these mountains, and I plan on being around long after any single transaction. Building something real matters more than closing something fast.

Not every strategy works for every buyer, and this one comes with real qualifications you have to meet first.

But for the people who do qualify, adding a rentable basement unit to a property is one of the more underrated ways to offset your mortgage in Cache Valley right now. Most renters are going to prefer the main level, sure. Pay a little more, get the top floor, feel less like they're living below someone. That's just human nature.

But there's always someone looking for the lower-cost option. And when that basement unit is occupied, that monthly rent goes straight toward your housing payment. You stop looking at your mortgage as just an expense and start seeing it as something you can actually work with.

The tricky part is getting there. The qualifications are real, and I won't pretend otherwise. It's not a simple path. Being 22 in real estate means hearing "you're young" before people hear anything else.

I don't take that lightly. It's a reminder of what I'm actually trying to build. Trust with my clients—and trust back from them—is the most important thing to me. Not because it makes a transaction smoother, but because buying or selling a home is too big to walk through with someone you don't believe in.

When someone wonders if I can negotiate, perform, or really help them, I'd rather show them than argue. I want to prove I'm just as capable, and then let the work speak. What keeps me going is that it does. The more people I help, the more they refer me to people they care about.

That's the part I want to protect. It's not about being the loudest agent or the fastest talker—it's about building relationships that last beyond closing. I've appreciated everyone I've worked with. Being young might be the first thing people notice, but I want trust to be what they remember.
