As women in mortgages and real estate why do we need to remind ourselves that our success and self worth isn’t determined by our production! I spent too many years fulfilling myself from my outside successes! Today I say enough, we are so much more than that. We are magnificent, multidimensional beautiful beings and we get to determine how we define success. Our life our choice! Don’t get me wrong, I love what I do, I love helping people, and I also love writing, singing, traveling, exploring and being with my family and friends! Being the light to others is great, just remember be the light to yourself too! Life is one grand adventure! You are amazing and in case you don’t believe in yourself today, I believe in you! There is plenty we don’t know.

We don’t know exactly where mortgage rates will be six months from now. We don’t know what the next economic report will say or when the market will shift.

But we can know your credit. Your income. Your savings. Your comfortable monthly payment. What homes are actually selling for. What concessions sellers are offering. And what options are available today.

Don’t let what you can’t predict keep you from understanding what you can.

Rates are back in the 7s, so let’s talk about something I think gets overlooked. Leverage and strategy, and this is the market to do that in!

Sometimes the best negotiation isn’t just getting the price lower. It’s figuring out how to lower the payment.

Here’s an example:

🏠 $1M purchase
💰 20% down
📄 $800K loan
📈 Market rate around 7.375%

Now let’s say we negotiate a seller contribution:

$16,000 toward the rate could get it around 6.75% and save roughly $337/month.

$28,000 toward the rate could get it around 6.50% and save roughly $469/month.

That’s where the conversation gets interesting.

If I’m working with the buyer, I want to know: What monthly payment are we trying to get to? Then we can work backward and see what options might get us there.

And if I’m the seller, before dropping the price another $20K or $30K, I’d want to know what those same dollars could potentially do for the buyer’s monthly payment.

It won’t work the same on every loan or every deal, but that’s why you run the numbers.

Sometimes the opportunity isn’t in the price.

Note to self - Follow your dreams! I was able to meet up with Kay Cooke from @thehappybraintrainer in the Cotswolds to start working on my book! Thanks to Delta points and Amex, this might be the best deal and one of the best trips yet! We booked tickets when Delta had a flash sale, 45k points in main cabin to London. I used two global upgrades that were expiring by year end and we got upgraded into Premium Select on the way here. Heading back Delta upgraded us to Delta One. So now I’m sitting in this lovely Virgin Atlanta/Delta One Lounge! The elevator up was the first pic me being silly and excited, so posh! Ha!

So I got to meet up with Kay to start my book, be on her Happy Brain Co podcast, meet a long lost cousin, visit the oldest castle in Europe, eat in a 17th Century barn in the Costwolds called Salutation Inn, see Jane Austen, Mary Shelley, and T.S Elliots house, visit a floating bookstore (best ever!) and enjoy all the sites and delicious food, all of this for $129 each including tax! Got to love Delta and American Express! Special thanks to my husband @mdubbydub for always supporting my crazy ideas (maybe not so crazy!) and to my team @truthandlending and @highlandmtg and family for having my back while I was out! ❤️❤️❤️

Michelle and I did a thing — we bought our forever home! 🏡 There is a saying in the real estate industry that the toughest client you’ll ever work with is yourself and that is absolutely correct. We are so grateful to have gone through the process with the most amazing resources by our side. Your buyers keep asking the same question: “Should I just wait for rates to come down?”

Maybe. But that’s only half the conversation.

If rates improve, affordability can improve too. But more buyers may come back into the market, competition can pick up, and sellers may have less reason to negotiate.

Right now, some buyers may have more room to work with price, closing costs, buydowns, repairs and other concessions.

The goal isn’t to guess where rates go next.

It’s to make sure your buyer understands the opportunity in front of them right now. If you have any questions, please feel free to reach out.
