Your moving roadmap starts here:

It seems like it'll be a long journey, but it's only a long path if you don't know the short cuts. We are experts on this road.

The very first thing you want to do is call us.

Your road home starts with understanding how you want to get there.

Answer some key questions for yourself to share so we can give you the keys to the map.

Questions;

1. How are you financing your move? Do you need to sell in order to buy? Is this your first purchase? Are you selling with the purpose of downsizing?

2. Why do you want to move?
The answer to this question is almost more important than the financing, almost!

3. Where are you going ? Is it a specific location or do you plan on casting a wide geographic net?

4. Do you already have a team in place to make your move happen? You need an agent in the location you're moving to and from. Do you need a lender or banker for financing. In many places you'll need a lawyer. You'll need an appraiser, inspector, mover, and many other Service providers including those who will declutter and possibly stage your property. It will feel overwhelming if you don't have the ringleader to direct you. We do that.

Do Not Do This To Your Home:

1. Ignore the maintenance!

Assume 1% of the homes value per year to upkeep your property. It is a hard asset and while land appreciates usually without much done to it the home on which it sits will need care.

Roof, septic, well, gutters, siding, systems... these are items that don't necessarily increase the homes value but are expected to be in order for a buyer, especially in higher price points.

Dax, that's what I heard her say when I asked her name at the dog park. I kind of assumed it was the dogs's name but in this era, you never know.

So for a few weeks, I had her in my phone as Dax, only to find out her name is Mac...well, McKenzie and her dog is actually Dacks, short for Adirondacks!

The whole picture didn't come together though until she got married and I met Mr. Dack's Dad, aka Jim.

And about 9 months from when we met, that's the opening scene for how Dacks & parents found their dream home in their ideal town, they moved in!

Congratulations Dacks & Family! And Welcome to the Wood!

Closing Costs You Need to Know:

💲Closing fees
Include Title transfer, state & county fees, attorney, commission splits, inspection & appraisal fee.

How Closing Costs break down for a buyer & seller can vary.

In New Jersey
BUYERS:
Estimate a fee range between 2% - 5% of the home's purchase price + attorney fees
*sometimes fees increase in a sellers market, ask me why...

SELLERS:
Estimate a fee range from 6%to 9% of the selling price ...
BUT, can be much more if adding in attorney, staging or other costs, especially in luxury listings.

*Sellers also pay New Jersey's state transfer tax, which equals 1 percent of the home's sale price. (This fee and others might be off set by buyers in a favorable market)

How to make your home look less lived in:

You already know these:
1. Declutter, obviously!
*take away the Knick knacks & curate your collection of design

2. Clean your high traffic areas for 15 mins before bed every night.

BUT you probably don't know these:
1. Spend $$ on quality cleaning products & tools that you like using.

2. Invest in drawers and get rid of open shelves, they only collect your ... stuff.
