Jonas Fredwall Karlsson knows how to see what others might overlook. As a portrait photographer, he has spent his career capturing the details that reveal the character of presidents, celebrities, athletes and other cultural figures. Nearly a decade ago, he brought that same discerning eye to an 1882 Gothic Victorian in Sag Harbor — not to photograph it, but to restore it.

Known for his work in Vanity Fair, Vogue, GQ and National Geographic, as well as campaigns for brands including Rolex and Apple, Karlsson is accustomed to looking closely at light, proportion and detail. Those same instincts would guide his nearly decade-long stewardship of the 144-year-old home.

Twenty-five years after the Sept. 11 terrorist attacks, the memories remain remarkably specific: where people were, what they saw and, for those living on the East End, how quickly the Hamptons became something different in the aftermath.

A Montauk home less than 1,000 feet from the Atlantic Ocean pairs Japanese-inspired architecture with relaxed coastal style, creating a tranquil retreat in Hither Hills.

The 1,700-square-foot property at 16 Bryan Road comes with private beach rights and partial ocean views. It is asking $2.25 million.

“16 Bryan Road is the type of Montauk property that is getting harder to find,” says Betsy Cronley of The Corcoran Group, who is representing the property with Jeanne Corin.

When Stan and Vivian Picheny purchased an expansive waterfront estate on a serene 12-acre parcel of land in Quogue Village, they knew that restoring the property to its original early-20th-century grandeur would be a time-consuming and complicated process.

But it was clear to the couple that the effort would be worth it. The house and grounds could be remade into something truly special.

From our Labor Day weekend issue of Behind The Hedges:

Kimberly Cammarata built her thriving luxury real estate business in the Hamptons the hard way: through persistence, entrepreneurial drive and network-building.

Long before she was representing some of the region’s most sought-after properties, she was knocking on doors, identifying overlooked opportunities and developing relationships one conversation at a time.

“I didn’t inherit a network. I built one,” says Cammarata, who today is a top-performing associate broker based in Douglas Elliman’s Westhampton Beach office.

A major milestone for Briskel Pointe: groundbreaking in East Boca Raton, with 40% of residences already sold before construction began.

Early demand speaks to what discerning buyers value most—an exceptional location, thoughtful architecture, and elevated finishes designed for the way modern luxury is lived.

As Alex Platt of Premier Group at Compass shares, “The early sales at Briskel Pointe are a strong indication that buyers continue to place a premium on location, quality, and finishes.”

The vision is underway. The opportunity is taking shape.

There are Southampton Village homes with water views, and then there are properties like 155 Duck Pond Lane, where Wickapogue Pond stretches behind the house and the Atlantic Ocean unfolds beyond it. Set on 1.9 private acres, the approximately 8,000-square-foot estate was completely rebuilt in 2017 with an emphasis on privacy, indoor-outdoor living and the surrounding landscape.

“What I love most about 155 Duck Pond Lane is that it captures the traditional Southampton Village lifestyle in a way that’s incredibly hard to replicate,” says listing agent Patrick Giugliano of Nest Seekers International. The estate is listed at $23,495,000. taken in Southampton, New York by @hedgeshamptons
