Staying put instead of moving? A smaller home upgrade might be the answer. Homeowners are gravitating toward smaller, more budget-friendly improvement projects, with appliances, water heaters and HVAC work among the most common and about 76% of homeowners paying for renovations in cash.

Despite the median cost of home improvement projects rising about 76% over the past decade, remodeling demand is expected to remain strong as high mortgage rates leave many homeowners choosing to improve their current homes rather than move.

Former IndyCar driver and team owner Michael Andretti sold his 21,010-square-foot waterfront mansion in Fishers, Indiana, for $9.25 million after a year on the market, nearly 25% below its original $11.95 million asking price.

The 5.23-acre estate, which set a record as the most expensive home sold on Geist Reservoir, features 12 garage bays, nine bedrooms, a 700-bottle wine cellar, theater, arcade and resort-style pool.

Mortgage rates held steady after seven consecutive weeks of increases, with the 30-year fixed rate averaging 7.4%, while daily rates showed a modest pullback.

Despite the pause, hotter-than-expected inflation and the prospect of additional Federal Reserve rate hikes are expected to keep borrowing costs elevated, with Fannie Mae forecasting the 30-year rate will average 7.5% in 2027 and delaying hopes for meaningful affordability relief.

Fannie Mae sharply raised its mortgage-rate forecast, projecting the 30-year fixed rate will average 7.4% through the fourth quarter and 7.5% in 2027, as hotter-than-expected inflation pushes borrowing costs higher.

It's a steep increase from projections it made just a month ago, when the economists suggested the fourth quarter would see an average rate of 6.8% and the 2027 average would land around 6.7%.

Rising energy prices and persistent inflation are increasing expectations for another Federal Reserve rate hike, potentially keeping mortgage rates elevated longer and delaying meaningful affordability relief for homebuyers.
