Three times the size of Manhattan. Planned for 2 million residents. This is Ras El Hekma.

$110 billion. 2 million future residents. 44 km of Mediterranean coastline. Ras El Hekma isn’t a resort, it’s a new city.

The Modon-led Ras El Hekma masterplan gives a sense of the ambition behind this part of Egypt’s North Coast: a planned international airport and marinas, business and education districts, and announced destinations such as Nammos within Wadi Yemm.

What could that transformation mean for property investment - and what should you understand before buying?

Join Mohamed Elbassyouni, Managing Partner at KÂMO Property Group, for a free live webinar exploring:
• The scale of the vision and what’s coming
• What’s happening on the ground
• The investment opportunities, project choices and risks to understand

Researching Wadi Yemm by Modon, Hacienda Ras El Hekma by Palm Hills, Ogami by SODIC, or other North Coast developments? Start with the bigger picture.

MARAKEZ has officially entered Somabay with Shams Soma, establishing a new typical 2-bedroom starting point from EGP 19.5M.

At the same time, selected existing Somabay 2-bedroom homes still start from EGP 12.6M, with eligible five-year plans carrying the same total as the cash price.

That does not make the developments identical. It does show how quickly the Red Sea price benchmark is moving.

The current promotion ends 31 August 2026. Comment GUIDE or DM SOMABAY and we will send the complete price guide with all current inventory, EUR references and payment examples.

Same developer pricing and promotions. No additional KÂMO buyer fee on direct developer purchases.

Indicative advertised comparison points retrieved August 2026. Developments, specifications, finishing and payment periods differ. Prices and availability require final confirmation.

They said Hurghada is overrated.

The Red Sea coast of Egypt keeps getting dismissed by people who’ve never been past the airport, meanwhile many just keep coming back.
