A few pre-move-in views of this new construction home show the secondary circulation path from the generous central mudroom, thru a pantry passage, and into the open-concept kitchen. While the property size and setback requirements greatly restricted the size of this house, intentional space planning allowed for open yet defined living spaces along the full rear of the home, abundant natural daylight, and lots of integrated functional storage throughout the home.

For this custom new-construction home, the homeowners desired a “modern farmhouse” style exterior with an attached garage - a potential design challenge in this particular location. While honoring their stylistic goals and preferences, the house also needed to fit the scale and character of the surrounding neighborhood - a mix of older homes in a variety of traditional styles as well as a few new builds. The roof shape, building massing and the scale of the front porch intentionally mirror many of these local turn of the century homes to fit nicely among the neighboring houses. Warm white siding paired with grey windows and roofing are a nod to the black and white farmhouse aesthetic, but softens the look for a more traditional and timeless appeal. A brick base adds texture and warmth while grounding the home and framing both the front stoop and rear patio.

A tall south-facing window in the stair hall brings natural light into the center of this custom home. Working with standard components, the stair’s configuration and placement were specifically designed to maximize the available space for other rooms and features in this tight floor plan while also defining a separation between the foyer, mudroom and office at the front of the house and the open-concept living across the rear. The stair also creates an intentional divide between the primary suite and kids’ bedrooms on the second floor.

The entry foyer and mudroom of this new construction home both lead to the central light-filled stair. The home office is located directly off the foyer with a deep arched opening and the stair hall beyond creating both a visual and acoustic separation from the family’s main living spaces along the full rear of the home. From the attached garage, the mudroom (photos 3 & 4) leads to both the stair hall and a pantry passage to the kitchen for easy grocery shopping convenience.
