After a sluggish September, the $4M+ market opened October with 30 signed contracts and $254 million in total dollar volume, led by a massive $34 million Tribeca deal.

📊 Market Insight:
After weeks of softer September activity, this was a notable change in momentum. Average price climbed more than 30% week over week, contract activity reached 30 deals, and dollar volume jumped to $254M.

Year-over-year comparisons remain softer, so one strong week doesn’t establish a new trend. But as Manhattan enters the fall selling season, the increase in activity is certainly something we’re watching.

Over the past four weeks, 65 luxury contracts have been signed, compared with a 10-year average of 71 contracts for the same period.

That puts activity roughly 8.5% below the decade average — meaningful, but also important to view within the context of September’s usual seasonality.

Now the question becomes: does October bring buyers back to the table?
