What makes this deal especially interesting? The buyer already has several investments in the neighborhood—and is adding another.

We’re thrilled for our seller! A special shout-out to @jared_freedman and @zaitzeff of the @serhant team. It was a pleasure collaborating with you to create a win-win for both our clients.

Manhattan luxury is picking up speed — and the numbers are starting to tell a different story. 👀📈

After a slower week, Manhattan’s $4M+ market is showing renewed momentum, with 27 contracts signed, $208 million in dollar volume, and price per square foot jumping more than 11% in just one week.

📊 October 12–18, 2026 | $4M+ Market

📈 Avg. Sale Price: $7.69M
↗️ +7.5% WoW | 🔻 -0.7% YoY

💵 Price/SQFT: $2,625
↗️ +11.5% WoW | +5.3% YoY

📝 Contracts Signed: 27
📆 Avg. Days on Market: 90

💰 Total Dollar Volume: $208M
🚀 +20.9% WoW | +16.6% YoY

🏆 Top Deals of the Week:

1️⃣ 551 West 21st Street, Residence 17A — $17M
2️⃣ 303 Park Avenue, Residence 2329 — $16.5M

📊 Market Insight:

After September’s seasonal slowdown, October is showing encouraging signs of renewed activity.

This week, contract volume increased from 24 to 27 deals, average sales price climbed 7.5%, and total dollar volume rose nearly 21%.

But here’s what really stands out: price per square foot is now 5.3% higher than the same period last year, even as the average sales price remains slightly below last year’s level.

That distinction matters. Manhattan luxury isn’t one uniform market, and understanding the properties, pricing, and neighborhoods behind these numbers is essential.

The fall market is moving. The question is: where are the best opportunities?

Same home. Completely different feeling. ✨

Sometimes all it takes is a change in furniture, styling, and perspective to see a space in an entirely new way.

At 10 Gracie Square, Residence 11/12F, we paired the existing interiors with virtually styled images to show how different design choices can transform the mood of the home without changing what already makes it special.

The scale, architecture, and East River views are already there. The rest is about making it feel like yours.

Manhattan luxury cooled this week — but two buyers still made moves above $20 MILLION. 👀

After October’s strong opening, Manhattan’s $4M+ market pulled back in pricing, contracts, and dollar volume. But with 24 luxury contracts signed and two major deals leading the week, the fall market is far from standing still.

📊 October 5–11, 2026 | $4M+ Market

📉 Avg. Sale Price: $7.16M
🔻 -15.5% WoW | -11.4% YoY

💵 Price/SQFT: $2,355
🔻 -15.2% WoW | -20.2% YoY

📝 Contracts Signed: 24
📆 Avg. Days on Market: 94

💰 Total Dollar Volume: $172M
🔻 -32.4% WoW | -14.9% YoY

🏆 Top Deals of the Week:
1️⃣ 1110 Park Avenue, Penthouse — $24.95M
2️⃣ 67 Charles Street — $22.5M

📊 Market Insight:
Last week, Manhattan luxury opened October with 30 contracts and $254 million in dollar volume. This week, activity moderated to 24 contracts and $172 million.
But here’s what caught our attention: the average days on market dropped to just 94, compared with 118 the previous week.

While that’s not necessarily a sign that every property is selling faster, it shows why looking beyond headline price changes matters.

And with two contracts above $20 million, demand for exceptional Manhattan properties remains part of the story.
One strong week doesn’t make a trend. Neither does one slower week. What matters is how the market evolves as the fall season progresses.

My husband’s birthday wish? Roller skating with his family. 🛼❤️ So here we are with the kids at the Prospect Park rink in Brooklyn, with the place mostly to ourselves.

We skated and danced to ’70s and ’80s music, and it turned out to be SO much fun. And guess what? I found my old moves again! ✨

Happy Birthday to my favorite person, my partner in everything, @markdavid_fromm ❤️

59 years of you, and somehow I love and appreciate you more with every one.

You are the person I can always count on. The one who makes me laugh, keeps me grounded, stands beside me through every season, and reminds me that at the end of the day, family and love are what matter most.

We’ve built so much together. A family, a business, a life filled with memories, challenges, adventures, and plenty of stories along the way. And there is still no one I would rather share it all with.

I’m so grateful for you, Mark. For the man you are, the father you are, and the partner you continue to be.

LOVE ❤️ YOU. Happy 59th, my sweet man.

🥂 One more year in your 50s. Let’s make it a good one.

We believe growth should create possibility, not distance.

As the real estate industry continues to evolve, scale matters. But so does connection.
That’s what sets @douglaselliman apart: the reach, resources, and opportunities of a national company, paired with the personal access, attention, and relationships of a luxury boutique firm.

For us at the SAEZFROMM Team, that combination means being able to offer our clients broader opportunities without ever losing the highly personalized service that defines how we work.

Because the strongest growth isn’t simply about getting bigger. It’s about creating more possibilities for the people we serve.

📩 Whether your next move is across New York or across markets, contact us to discover how our network can work for you.

October just arrived — and Manhattan luxury came back to life. 👀📈

After a sluggish September, the $4M+ market opened October with 30 signed contracts and $254 million in total dollar volume, led by a massive $34 million Tribeca deal.

September 28–October 4, 2026 | $4M+ Market

📈 Avg. Sale Price: $8.47M
↗️ +30.7% WoW | 🔻 -20.4% YoY

💵 Price/SQFT: $2,779
↗️ +4.1% WoW | 🔻 -2.5% YoY

📝 Contracts Signed: 30
📆 Avg. Days on Market: 118

💰 Total Dollar Volume: $254M
↗️ Up WoW | 🔻 -14.7% YoY

🏆 Top Deals of the Week:
1️⃣ 70 Vestry Street, Residence 9S — $34M
2️⃣ 555 West 22nd Street, Residence 20AB — $19.995M

📊 Market Insight:
After weeks of softer September activity, this was a notable change in momentum. Average price climbed more than 30% week over week, contract activity reached 30 deals, and dollar volume jumped to $254M.

Year-over-year comparisons remain softer, so one strong week doesn’t establish a new trend. But as Manhattan enters the fall selling season, the increase in activity is certainly something we’re watching.

September tested the market. Now we’ll see what October can deliver.

📲 Thinking about buying or selling in Manhattan this fall? DM us to understand what’s happening beyond the headlines.
