Buying or selling a property? Don’t just focus on the price. Pay attention to the details in your documents.

There are a few things I always tell my clients to carefully review:

1. Conditions
Financing, inspection, sale of another property… Conditions come with deadlines and consequences. Missing one can put your transaction at risk.

2. Dates
The date you sign, the date your conditions expire, the occupancy date, the signing at the notary… These aren’t just administrative details. They determine what happens and when.

3. Signatures
Make sure the right people have signed and that the document reflects what was actually agreed upon. A document isn’t something to skim through just because you’ve already discussed it verbally.

4. Occupation
When are you actually getting possession? Is the property being delivered vacant? Are there specific arrangements with the seller? The occupation date needs to be clear.

5. Inclusions & exclusions
This one is BIG. Appliances, light fixtures, blinds, curtains, TV mounts, shelves… What stays with the property and what the seller is taking needs to be clearly written.

And I’ve seen firsthand why this matters.

At one point, my clients asked me to modify the inclusions. I made the change in the offer, but the other broker didn’t catch it.

The result? His sellers ended up losing appliances they had expected to keep.

It wasn’t a complicated issue. It was simply a detail that wasn’t noticed.

That’s why having a broker isn’t just about opening doors and submitting an offer.

It’s about reading the fine print, catching the details, asking the right questions and protecting your interests.

I’m not a runner.

This Saturday, I’m running my first official 5K at the Beneva Marathon. It started as a personal goal, nothing more.

I’ve been weightlifting for over 8 years and doing calisthenics on and off for the past 4. But running was never really my thing.

A few days ago, I ran my first ever 5K nonstop.

Tired, anemic, uncomfortable… and so damn proud of myself.

It made me think about how rewarding it can be when we give ourselves that extra push. When we try a different road. When we do something we’re not used to doing and realize, wait… I can actually do this.

I think that’s what every achievement teaches us.

Sometimes you just have to step outside what you know, try something different and give yourself a chance to surprise yourself.

Women can do anything they want to do. We just have to believe it, try it and keep going.

One goal at a time.
