Walking Glassell in Old Towne Orange, and I can still name every building here!
That one is P-Safe. Campus public safety. But when you're driving by, all you're noticing is the beautiful historic architecture.

Buying here? Chapman owns property all over Old Towne. Great for walkability and resale, less great if you want a quiet street in May.

If you’re traveling before your escrow closes, sort out your signing before you get on the plane.

Here’s what people don’t realize: not every signature can be handled from anywhere. Some documents have to be notarized in a specific way when you’re outside the country, and the appointment to do it can take weeks. That timeline is not something your escrow officer can speed up once you’re already abroad.

So before you book anything, ask your agent and escrow what still needs your signature and when. Ten minutes of asking beats a month of waiting.

This kitchen has no stove. The countertop is the stove.

It’s induction built underneath the porcelain surface, so you set a pan down and cook directly on the counter. Your hand doesn’t burn because induction doesn’t heat the surface, it heats the pan itself through a magnetic field. The counter only warms up from the pan sitting on it. You do need magnetic cookware for it to work at all.
