SELLERS: Want a price reduction that really makes a difference? Instead of dropping the ask price, consider offering buyers a rate decrease! A "2/1 buy down" will drastically change a buyers payment; 2% the first year, 1% the next, and then hopefully when thats over theyre ready for a refi.

In this example ($830k house) a $16k concession from the seller reduces the buyers payment by $860 per month for the first whole year, and $440 the second. Where a $50k reduction in price would only reduce their payment by $375...

A more affordable house appeals to more buyers, and gets a better price. I like it.
