This 1894 building was originally the Mount Adams public school. It then became the School for Creative and Performing Arts and later the Art Academy of Cincinnati. The beloved neighborhood landmark was added to the National Register of Historic Places in 1980 and converted to residential loft condos. The building was designed by architect Henry E. Siter, who was also responsible for numerous local school buildings. Several of those have been adapted to residential use, including the Chase School in Northside and Walnut Hills High School (second location, East Walnut Hills), which are now condos, while the former Fairview School is now a rental apartment building. Siter also designed banks, hotels and several local churches. He was known for his deft use of stately red brick and the Richardsonian Romanesque influence. The spacious and well-appointed Academy at St. Gregory condos include state-of-the-art finishes in a secured elevator building and a central location in one of the Cincinnati’s most charming and historic neighborhoods, with many amenities just a short walk away. If you’re a preservation-minded investor, take a look at 1575 Tremont St.! Built in 1885 and encompassing 1,152 square feet, this solid historic shell is ready for your rehabilitation vision. The EPDM roof is brand new, and the rear wall of the structure has been structurally stabilized. Much of the building’s original character remains intact, providing a valuable head start toward an authentic restoration. Today we’re checking out a few surrounding spots in South Fairmount, a historic West Side neighborhood known for its vineyards back in the early 19th century due to the rocky soil on the slopes of the Lick Run Valley. The former Roosevelt Elementary School, designed by A. Lincoln Fechheimer and Benjamin L. Ihorst, was built in 1925 and awaits a new vision. In 2021, @cincinnatimsd completed a stream daylighting project to restore the Lick Run and build an accompanying greenspace, resulting in the Lick Run Greenway, a hub for outdoor recreation with basketball courts, playground, water spray park, community garden, event stage, walking/bike paths, and the Lick Run Heritage Trail. Earlier this year, the Lunkenheimer Valve Company Historic District was added to the National Register of Historic Places. The vision is to transform the Midwest Textiles Building, Lunkenheimer Foundry Building and Lunkenheimer Office Building into a vibrant, mixed-use hub. @cincinnati_port has been leading this effort with environmental remediation and structural stabilization, to ensure that these historic buildings remain a meaningful anchor for South Fairmount and for this vital gateway to the West Side. Inspired? 1575 Tremont is offered at $46,500. Are you or someone you know looking for a beautiful apartment in Walnut Hills starting in November? One of my buyer clients is closing on their new home this week and is looking for someone to sublet their apartment. 2122 Saint James Ave. # 2 is a gorgeous 1 bed, 1 bath apartment with 825 square feet of interior space, plus an outdoor patio with a fire pit, and laundry in the basement. Located on a tree-lined street, seconds away from Eden Park, a 10-minute walk to the Walnut Hills business district and a 20-minute walk through Eden Park to Mt. Adams with the Cincinnati Art Museum along the way. The rent is $1,400 (water, sewer, trash included) and electric/gas costs about $60-80 per month depending on the season. Historic charm with modern renovations. Perfect location on the park, overlook of city skyline, near several major highways, restaurants, and a 3 minute Uber from Downtown. The owner lives in the building and responds to calls and texts daily. Email ioanna@sagesalespm.com if you’re interested, and I’ll connect you with my client for details! Located on Central Parkway, on @overtherhine’s border with @downtowncincy, the American Building is internationally recognized as an excellent example of Art Deco architecture. Built in 1928, this 16-story limestone structure was designed by Joseph and Bernard Steinkamp, prolific local architects responsible for many elegant buildings of the era. It features a stepped façade and geometrical details. The lobby sports a coffered ceiling with @rookwoodpottery tile, walls covered in book matched marble, and a terrazzo floor. When built, the property owners marketed the office building to the legal community, citing proximity to the Hamilton County Courthouse. After a complete renovation in 2004, the building now contains luxury condominiums with a salon and offices at street level. The residential units have high end finishes including granite counters, stainless steel appliances and hardwood floors, and the building features a rooftop deck, fitness center, clubhouse, and secured parking. If you’re considering a move to Cincinnati from a larger city, the city’s core is a great place to land. Whether you’re a newcomer or an old-timer, please reach out if you’re interested in buying in Over-the-Rhine or beyond. Sage is Brandi Mays, Ioanna Paraskevopoulos and Laura Inglish. Where can you find the best churros in Greater Cincinnati? I nominate @tulum_ky in Bellevue, KY! The @cityofbellevueky is home to just over 5,500 residents, who enjoy quiet, walkability and the relatively low cost of living within an easy commute to Newport, Covington and Cincinnati. Throughout Bellevue’s history, Fairfield Ave. has been the city’s primary commercial strip. Nowadays, it’s filled with local bars, restaurants and retailers, including @apemadeit, @fesslerspizza, @breadsmithcincy, @threespiritstavern, and many more. Don’t miss “Garden Party at the Taft,” a mural by Scott Donaldson and @1001colors that brings together many masterpieces from the @taftmuseum just across the river. Best of all, you’re only a few blocks from the river and the Thomas J. Wiethorn Bellevue Beach Park! The open-container DORA in the Bellevue Entertainment District allows visitors to sip, shop and stroll all at once. During monthly First Fridays, many shops extend their hours and collaborate with bars and restaurants to create themed events. As a licensed realtor, I work with a wide range of clients in Ohio and Kentucky, from first-time homebuyers to seasoned investors, to help them find the property that best meets their unique needs and preferences. Downsizing? Relocating? Here on a work visa? Call or text 513-549-3522 today to get started! 📸✍️ @mayadrozdz #bellevueky #nky #shoplocal #smalltowncharm #fallincincy

Under contract in College Hill! In this transaction, @ioannasellscincy is representing the buyer, who is THRILLED to be under contract on this property! The buyer grew up in an historic farmhouse in the Cincinnati suburbs and was hoping to find a well-preserved historic home in College Hill with a fenced in yard for their dog. We did it! We were one of the first showings the day it went live, if not the first. We submitted the first offer, eventually beating out a competing offer, and were under contract in less than 24 hours. Whew! 6049 Cary Ave. was built in 1934. This home has been beautifully maintained with hardwood floors and some nice modern updates, like the skylights on the second floor. It’s also walkable to the business district and within easy driving distance of downtown Cincinnati and the highways. Once a bucolic suburb, College Hill has been part of the City of Cincinnati for 100 years. Housing in this neighborhood is primarily a mix of single-family homes, ranging from 19th century homesteads to Tudor Revival and bungalow styles of the early 20th century, lining neat tree-lined streets. Are you looking for an old house to call your own? Curious about living in College Hill? I am a real estate agent licensed in Ohio and Kentucky. With my extensive knowledge of the unique neighborhoods and communities in Greater Cincinnati, I can help you find the perfect home for your lifestyle and budget.
