With just under 3 weeks to go we have already sold 25% of spaces for our next site visit in Camberley, Surrey.

At Savoys we believe the only two strategies that work if you want to own a property is HMO and Commercial to Residential (C2R). We suspect that the Chancellor will make an announcement at the Autumn Budget to help bring the empty shops across the Country back into useful use.

If you are interested in learning more about Commercial to Residential, then we have a Site Visit where you can visit a project under construction to 8 self contained flats.

We all know the planning system is broken in the United Kingdom and successive Governments have failed to address this. It doesn’t seem to improve anytime soon.

However the demand for Housing is at an all time high. Statistics out last week shows that 10 prospective tenants are chasing each rental property.

This is why at @savoysproperties we only focus on Permitted Development or Prior Approval schemes. This allows us to exit refurbishment finance within 6-12 months.

With Commercial Class E sites you can obtain consent to change a whole building to residential with a single Prior Approval application.

If you are interested in learning more about Commercial to Residential, then we have a Site Visit where you can visit a project under construction to 8 self contained flats.

We bought this site for £450K and we’re turning it into 8 self-contained flats worth around £1.5M 👀

But once we stripped it back, we uncovered years of water damage, structural movement and hidden problems that now need fixing.

The full development update is live on Savoys Properties YouTube🎥

This morning we are back in site on this commercial to residential conversion where new steels are going in. In property development, what happens on site determines the success of your project! 🏡

You can have the best plans, the right team and a strong budget, but without regular site visits, small issues can quickly turn into BIG problems. 🚨

Here’s why site visits are so important:

✅ 𝗠𝗼𝗻𝗶𝘁𝗼𝗿 𝗣𝗿𝗼𝗴𝗿𝗲𝘀𝘀 – Make sure work is progressing to schedule and milestones are being met.

✅ 𝗠𝗮𝗶𝗻𝘁𝗮𝗶𝗻 𝗤𝘂𝗮𝗹𝗶𝘁𝘆 – Check that workmanship meets your standards and the finished product matches your vision.

✅ 𝗦𝗽𝗼𝘁 𝗣𝗿𝗼𝗯𝗹𝗲𝗺𝘀 𝗘𝗮𝗿𝗹𝘆 – Identify mistakes, delays and unexpected issues before they become costly.

✅ 𝗞𝗲𝗲𝗽 𝗖𝗼𝗻𝘁𝗿𝗮𝗰𝘁𝗼𝗿𝘀 𝗔𝗰𝗰𝗼𝘂𝗻𝘁𝗮𝗯𝗹𝗲 – Regular face-to-face communication keeps everyone focused and moving in the right direction.

✅ 𝗖𝗼𝗻𝘁𝗿𝗼𝗹 𝗬𝗼𝘂𝗿 𝗕𝘂𝗱𝗴𝗲𝘁 – Catch problems early and help prevent unnecessary costs eating into your profit.

✅ 𝗠𝗮𝗸𝗲 𝗕𝗲𝘁𝘁𝗲𝗿 𝗗𝗲𝗰𝗶𝘀𝗶𝗼𝗻𝘀 – Being on site allows you to assess situations firsthand and make informed decisions quickly.

💡 Remember: A property development project should never be managed purely from behind a desk!

Getting boots on the ground, asking the right questions and keeping a close eye on progress can make the difference between a profitable development and a costly headache.

Supported housing is making headlines but the real issue goes much deeper than landlord rents.

Demand for supported exempt accommodation has surged because councils still have a duty to house vulnerable people, while the supply of suitable housing hasn’t kept up.

The question is: are landlords the problem, or is the planning and housing system itself broken?

Let us know your thoughts below.
