POSTS STORIES REELS

Comment HIVE if you’re ready to stop wasting time on content. And send this to the agent who’s already rewritten the same caption three times this morning.

Five things every agent should post in November, with the dates.

First, a local November guide. What’s actually happening in your town this month — tree lightings, markets, the turkey trot — with real dates next to each one. This is the post people send to a friend, and sending is how new people find you. Dates or it doesn’t go in. A November post with no dates is a mood board.

Second, Shop Small on Saturday, November 28. Name the local shops doing something that weekend and tag every one of them. It’s the most useful thing you can post that week, and the businesses you tag will share it.

Third, one post that’s just about you. Not a listing, not a market stat. Who you are, where you work, and what people can ask you for. Most agents skip this all year and then wonder why nobody remembers what they do. Your newest followers have no idea.

Fourth, a market post that isn’t doom. Homes are still selling. What a budget actually buys right now. The rate people are paying on everything else. Useful beats scary, and scary is all anybody else is posting.

Fifth, Thanksgiving week — written the week before. What’s open Thursday, where to order a pie before they sell out, the local turkey trot. Nobody is reading anything on Wednesday afternoon, and you won’t want to write it that week.

Here’s the part that makes November worth the effort. It gets dark at five, the holidays eat the calendar, and half your competition has already decided to pick it back up in January. That’s the cheapest attention you’ll get all year.

Swipe to the last two slides and you can see them — ninety-six templates sitting in the vault, and what today’s post looks like when you open the page.

“Have you organized your contacts?”

There’s a system. I’m the system. And the system is tired.

Day 1 of the Sphere + Social 30-Day Challenge, and today’s job is the least glamorous one all month. Where do your contacts actually live?

The honest answer for most of us is four places. Your phone, with 2,847 contacts and maybe eleven you could name. A CRM you’ve logged into twice. Instagram DMs, where your best lead somehow lives. A notebook in the car with a number and the word “pool.” That’s not a discipline problem. That’s what happens when you’re busy.

So today: one place, fifty names, four columns each. Name. How you know them. Last time you talked — “March?” is fine. And one thing you remember, so three weeks from now you’re not opening with “hey!! long time!!”

Here’s what the next thirty days look like. Three things a day, not five.

Sphere. One call, text or note to somebody in your database. Thirty to forty-five minutes.

Social. Post or share a Story, then talk to three to five people you actually know. The content is already made for you.

Bridge. Fifteen minutes turning comments, Story replies and DMs into real conversations. That’s the one everybody skips, and it’s the one that turns a like into an appointment.

Why your sphere comes before your grid: 58% of buyers picked an agent they already knew or were referred to. One percent found their agent on social with no prior connection. So don’t stop posting — posting just isn’t the thing that brings you the next one.

Eighty-seven boxes for the month, every one with the words written out. Saturdays are lighter. Thanksgiving is off.

Share this with the agent you want checking on you around day nine, because day nine is where people quit.

Spend the weekend in Texas is right! by @therealtorhive

Send this to the agent who said the cousin one out loud.

One more that didn’t make the carousel: the text that just says “call me when you get a sec.”

What’s yours? Drop it in the comments — I want to know if anybody can top the seller who repainted.

Happy almost-Halloween. 🎃 by @therealtorhive

Comment LOCAL and we’ll send you the whole post — cover, caption and the how-to.

November in {your city}, from a local who knows all the best spots. You fill in your four or five places and post it Monday morning.

Local guides are what people actually send to a friend, and that’s the only reach you don’t have to pay for.

One of the nineteen posts we built for November. This one’s yours.

Share this with the agent who has nothing planned for Monday.

Share this with an agent that hates calling as much as you and comment SCRIPTS — we’ll send you what to say when they write back.

Here’s the text most of us send. “Hey! Just checking in — let me know if you’re thinking about buying or selling!”

It’s not a bad text. Everybody sends it. Almost nobody answers it.

The reason is simple. It’s a text about you, and they can tell. So they read it, think I’ll reply later, and later never shows up.

A text that gets answered does one of three things instead.

It brings them something. “Your neighbor at 412 just closed. Thought you’d want to know what that does to yours.”

It asks about their life instead of their real estate. “Is anything changing for you this next year?” Nobody posts a job change or a new baby. Every move starts with one.

Or it hands them an easy yes. “Would you like an updated equity report on your home?”

Now notice what none of them do. None of them ask whether they’re ready. That’s the question that ends the conversation — let them be the one to say they’re ready.

So pick one. Three people. Before lunch. Not the whole list. Three.

Then they write back, and that’s where most of us freeze. “Not right now.” “Maybe next year.” A thumbs up and nothing else.

Comment SCRIPTS and we’ll send you the page that answers all three, printable, with the one rule that applies to every reply you send.

Fifty-two more of these are in the November Challenge — log in and they’re in the left side menu.

Share this with the agent who’s typed “just checking in” twice today.

Save this and comment DROP — November’s market posts are already written.

The Fed held today. Here’s what to text back when your client asks, and the question that keeps them from waiting on a rate that isn’t coming.

The target range stayed at 3.75% to 4.00%. The vote was 10 to 2, and both dissenters wanted rates a quarter point higher. Nobody voted to cut.

Inflation remains elevated. Markets are betting on a hike in December.

So the move isn’t waiting for a better rate. It’s building a plan around this one.

Which means asking a better question: what’s your life rate?

That’s the average interest they’re paying across everything — credit cards, the car, student loans. Nationally that runs north of 11%, against a mortgage in the sevens.

Sell the house they’re unhappy in. Use the equity to clear the high-interest debt. Put the down payment on the one they actually want. A lot of clients come out of that with hundreds a month back, and a level of stress they’d stopped noticing they were carrying.

Forza Group with Rate runs that math. You just ask the question — forzagroup@rate.com

Here’s what you text back, in this order:

“Nothing changed today, and two members actually voted to raise. If you’ve been waiting on a big drop, that’s not a plan I’d build around.”

“Has anything changed on your end since we talked? That’s usually what decides timing, not the rate.”

“Let’s build a plan around your payment instead. Can I have my lender look at your life rate with you?”

The rate is one data point. It isn’t the whole basis for a financially responsible decision.

Share this with an agent who’s got clients sitting on the sidelines.

Comment DROP — all nineteen November posts are in the Vault now.

POV: I am a top producer.

That was March. December is looking empty.

And you were busy the whole time. That part is real — the showings, the inspections, the client who texts in paragraphs. Nobody is calling that lazy. It just wasn’t the work that fills December.

Here’s the part nobody says out loud. You run two businesses at the same time.

The one you have today is loud. It calls you. It has opinions about your Saturday.

The one you’re building for December is quiet. It never calls. Nothing bad happens today if you skip it.

Guess which one gets postponed.

That’s not a discipline problem, it’s an architecture one. So pick one process you run constantly, write down about five checkpoints, give it a trigger, and put it where you’ll reach for it without thinking.

Here’s one of ours.

When somebody mentions they’re moving in the spring:

Add them to your CRM and follow them on social
Write down what they said. The reason, the timeline, the worry.
Tier them. Probably a C.
Set the follow-up date. An actual date, not “spring.”
Deliver whatever you promised. Today.

Thirty seconds now, instead of hoping in April.

Here’s the idea underneath all of it. Surgeons miss steps too.

People with ten years of training still skip things in an operating room. Not because they’re careless — because once work gets complex enough, complexity beats memory. The checklist didn’t make them better surgeons. It stopped the complexity from winning.

You’re not disorganized. You’re running eighty-seven things at once and real estate keeps adding a dozen more before lunch.

If you want systems that stop the lead leak, make your business run smoothly, and save your time and your relationships, the book is almost here.

Send this to the agent whose March and December look nothing alike.

Save this and comment CONTACTS — we’ll send you the sheet with the tiers already built.

She asked for a plumber.

Three messages in, she mentioned her mom’s moving closer next year. You said let me know if I can help, and you meant it.

That was in March.

Nothing went wrong. Nobody wrote it down. That’s how a database goes cold — not neglect, just a hundred small moments that never got recorded.

So here’s the sort, and it takes one sitting.

Tier A — they’d refer you tomorrow without being asked. You know their kids’ names.
Tier B — they’d pick up the phone. You’re just not top of mind.
Tier C — one real conversation, and then nothing. Usually the biggest pile.
Tier D — a lead that never went anywhere. Not dead. Unworked.

Most agents have forty to sixty people across A and B, and that’s the business. Everything else is upside.

One rule: tier them by the relationship, not by whether you think they’re buying. You don’t know who’s buying. You do know who’d take your call.

And don’t agonize over the line between B and C. If you hesitate, it’s a C. You can promote somebody later — you can’t work a list you never finished.

Fifty names, one sitting. That’s Day 2.

Send this to the agent whose CRM has three people in it labeled “lead — call back.”

Comment CONTACTS and we’ll send you the sheet.
