STOP ASKING INVESTORS YES OR NO QUESTIONS. 💰

At our recent PCN Q3 event, Colin Campbell shared a simple way to approach conversations with investors that one of his one-to-one clients said had made them £8,000 the first time they used it.

It's called a choice close.

Instead of asking an investor if they want you to source one property for £4,000, you could offer three properties for £10,000 if that fits their growth plans.

Or, when discussing deals, give them a choice of seeing one, two or three options.

You're giving them a way to decide how they want to move forward, rather than putting the whole conversation down to a yes or no.

It's a small change, but it can make a real difference to how you have those conversations.

“IT'S NOT ABOUT US. IT'S ALL ABOUT THEM.” 👊

One of the biggest mindset shifts David Smart made in property was changing the way he looked at sellers.

Instead of focusing on how much discount he could get from someone's property, he started focusing on their situation, what they needed and what options he could offer them.

And that changed everything.

Not every property will suit your original plan, but that doesn't mean there's no deal to be done. You might be able to connect the seller with an investor, another sourcer or a different route to sale.

The more options you have, the more ways you can help people and still make money from a deal.

David shared this at our recent PCN Q3 event, and it's a lesson worth remembering, especially when you're starting out.

🚗 And the only property she's actually visited ended with her writing her car off on the way home!

Sarah also opens up about the stress that comes with scaling, the challenges of getting properties licensed and why she's now aiming for £50K a month.

120 property investors and business owners in Glasgow learning how to sell with more confidence, consistency and control. 🎤

Great to be back speaking in the UK at Property Connect Network (PCN), sharing how to build a Sales Operating System.

We covered the entire sales process, from prospecting and outreach through to discovery, closing and follow-up.

One of the biggest lessons I wanted everyone to leave with?

Consistent sales results come from consistent sales behaviours.

Not relying on motivation, personality or the occasional good month.

But having a repeatable system that gives you greater control over your sales performance.

Because whether you’re selling property, professional services or any other product, the principles of effective selling remain the same.

A brilliant room of ambitious people, plenty of engagement and some great conversations afterwards. Well done to what you’ve built @david_smart_property

£2,800 FOR TWO MONTHS. NOW IT'S AROUND £210 A MONTH. 😳

When Steven Lang first took on this property, the heating costs were a serious problem.

There were only two tenants in the building, but the first two months came with a £2,800 bill. The old storage heating system was expensive to run and gave tenants very little control over the temperature.

After replacing it with a more manageable system, the monthly cost dropped to around £210.

That’s a massive difference, and a good reminder that sometimes the money in a property isn't just about the rent coming in. It's also about understanding your running costs and finding ways to bring them down. 🏡
