PUT IN £20. GET BACK £50. THAT'S RETURN ON INVESTMENT. 💷

At our recent PCN Q3 event, Sarah Sanchez used a simple example to explain a concept that sits at the heart of both property investing and paid advertising.

She offered the room £50 in exchange for £20, showing just how easy it is to understand a good return when you can see the numbers in front of you.

But the same thinking applies when you're spending money on Meta ads.

Whether your budget is £20, £200 or £2,000, it's not just about how much you spend. It's about tracking what comes back and understanding whether the money you're putting in is actually paying off.

💬 When you're running ads for your business, are you tracking the return or just looking at the cost?

Most property people run their leads out of a spreadsheet, a notes app and their memory. 😩

Dylan King ( @dylanaiking ) has just recorded a new session for the Property Coaching Network: building your own property CRM using AI - 34 minutes, start to finish.

It’s live in the PCN Hub now, sitting alongside his full AI for Your Property Business training. Two sessions, about an hour and a half, on using this stuff properly rather than just playing with it.

If you’ve ever lost a lead because it was in the wrong place, this one’s for you.

PCN members, it’s in the Learning Hub under AI & Automations.

👻 Property managers, we know the feeling.

Some days it’s not the big emergencies that haunt you. It’s the tiny mysteries that somehow become your entire personality for the day. 😂

The message that starts with “Sorry to bother you, but…”
The mystery of the missing key. 🗝️
The document everyone swears they sent. 📄
The “quick question” that turns into a 27-message conversation. 📱
And, of course, the issue that was definitely not there at the last inspection. 👀

Property management comes with plenty of plot twists, but somehow, you keep the show running. 🎬🏡

Now we want to hear yours...

👻 What’s your property manager horror story?

Drop it in the comments. No names, just nightmares. 😂

THE PROJECT LOOKED LIKE A NO-BRAINER. THEN THE PLANS KEPT CHANGING. 👀

When Steven Lang first took on a serviced accommodation property, the plan was to capitalise on the demand expected from major businesses and contractors coming into the area around Hunterston Power Station.

There was construction planned, government backing and plenty of reasons to believe the demand would be there.

But the project kept getting delayed, and eventually the company that was meant to bring in hundreds of contractors pulled out altogether.

With the demand no longer there, the property had to be sold.

As Steven shared at our recent PCN Q3 event, not every deal works out as planned. Sometimes you do your research, make the best decision you can and still end up having to move on.

💬 Have you ever invested in a property based on demand that never quite materialised?

Most people think the thing holding them back in property is money. Or deals. Or time.

Amanda @mrsbraintrainer has spent 21 years showing it’s usually the story running in your own head.

She’s just recorded a Brain Training Masterclass for the Property Coaching Network, and it’s live in the PCN Hub now. Three parts, about 80 minutes:

1. Rewiring the story you tell yourself

2. The subconscious, and the beliefs running it

3. Managing stress and priming your mind

Her advice: watch it in stages, and actually apply it. Knowledge isn’t power. Applied knowledge is.

Sometimes the biggest step towards something better is simply deciding to go for it. 🗝️✨

A new home. A fresh start. A different chapter.
Yes, it can feel daunting. There are questions, what-ifs and that little voice wondering, “What if it doesn’t work out?” 👀

But what if it does?

What if the decision you’re nervous about today becomes the place where you make new memories, build new routines and finally feel at home? 🏡

You don’t need to have everything figured out. Sometimes, you just need to take the first step.

Ready to face the fear and see what’s waiting on the other side?

📩 Email info@smartpropertylets.co.uk and let’s take that first step together.

STOP ASKING INVESTORS YES OR NO QUESTIONS. 💰

At our recent PCN Q3 event, Colin Campbell shared a simple way to approach conversations with investors that one of his one-to-one clients said had made them £8,000 the first time they used it.

It's called a choice close.

Instead of asking an investor if they want you to source one property for £4,000, you could offer three properties for £10,000 if that fits their growth plans.

Or, when discussing deals, give them a choice of seeing one, two or three options.

You're giving them a way to decide how they want to move forward, rather than putting the whole conversation down to a yes or no.

It's a small change, but it can make a real difference to how you have those conversations.

💬 Property sourcers, have you tried using a choice close with your investors?

“IT'S NOT ABOUT US. IT'S ALL ABOUT THEM.” 👊

One of the biggest mindset shifts David Smart made in property was changing the way he looked at sellers.

Instead of focusing on how much discount he could get from someone's property, he started focusing on their situation, what they needed and what options he could offer them.

And that changed everything.

Not every property will suit your original plan, but that doesn't mean there's no deal to be done. You might be able to connect the seller with an investor, another sourcer or a different route to sale.

The more options you have, the more ways you can help people and still make money from a deal.

David shared this at our recent PCN Q3 event, and it's a lesson worth remembering, especially when you're starting out.

💬 When you're looking at a deal, do you start with what you want to make or what the seller actually needs?
